Palazzo del Sol penthouse on Fisher Island sells for $31M

$35M package includes private garage, custom golf cart, storage space, guest suite and cabana

The largest penthouse at Fisher Island’s Palazzo del Sol just sold for $31.26 million, with add-ons that bring the deal to $35 million, broker Dora Puig told The Real Deal.

Penthouse 2 at 7002 Fisher Island Drive spans 9,715 square feet, with a 6,798-square-foot rooftop deck and 1,797 square feet of terraces on the main floor, said Puig, director of sales and marketing at Palazzo del Sol and owner of Luxe Living Realty.

Records show the buyer is Voxi Management Corp., a British Virgin Islands entity managed by a New York attorney. Puig declined to name the true owner, but in February 2015 when it was placed under contract during preconstruction, the developer said the buyer was an unnamed Russian. The price for the penthouse, alone, equates to $3,218 per square foot.

For a total of $35 million, the buyer’s package includes a private, air conditioned garage; a custom golf cart; storage space; a guest suite and a pool cabana.

“It’s the best penthouse on Fisher Island, for sure,” Puig said. The unit’s rooftop features an outdoor kitchen, a massage room area, vertical gardens and a a negative-edge pool, with 180-degree views of Star Island, Miami Beach and the Atlantic Ocean, she said. “So, it’s a lot of outdoor living, like a mansion in the sky.”

The penthouse is one of three at the 43-unit Palazzo del Sol, which was completed last spring. Penthouse 3 was purchased by Miami attorney Jim Ferraro in May 2016 for $21.5 million, or $3,200 per square foot, marking a record. The remaining penthouse is still on the market, listed at just under $27 million, Puig said.

PDS Development, led by Heinrich Von Hanau, developed the 10-story building, which was the first new condominium project built on the island since 2007. The tower was designed by Kobi Karp with landscaping by Enzo Enea. Antrobus + Ramirez designed the common spaces, which include a private movie theater, concierge, meeting room, fitness center, private massage rooms, hair and makeup salon, fur salon and children’s playroom.

Accessible only by ferry or boat, Fisher Island is home to fewer than 1,000 families, including athletes, entertainers, CEOs and billionaires. Its zip code ranks among the top nationwide for per-capita income. Among other recent buyers are Azerbaijani billionaire Aras Agalarov, Yard House founder and CEO Steele Platt and Kenneth Pollinger, co-chairman and CEO of Klingenstein Fields Wealth Advisors.
