Project Summary
Miami Beach, Florida
Lincoln Theatre is a landmark preservation and adaptive‑use project that reimagined a 1936 Art Deco cinema while preserving its architectural essence. Under the stewardship of Kobi Karp Architecture & Interior Design as Architect of Record, the project kept defining elements such as the curved marquee canopy, stylized relief panels, and bold street‑level geometry while introducing modern retail programming and updated building systems.
The architectural strategy maintained the theater’s iconic façade rhythm and internal volume, while adapting the space for contemporary use through impact‑rated glazing, structural reinforcement, and new circulation designed for modern visitors. The transformation strikes a careful balance: the building retains its historic identity and cultural memory, yet functions confidently in today’s commercial hospitality environment.
