Palm Beach real estate: Corcoran is new listing agency for 3550 South Ocean

The Corcoran Group is handling sales and marketing efforts for the developer of 3550 South Ocean, a beahfront condominium building with a zig-zag shape to maximize views at 3550 S. Ocean Blvd. in South Palm Beach.

The Corcoran Group is the new listing agency for developer-owned condominiums at 3550 South Ocean, the beachfront building completed last year on a site about a third of a mile south of the Palm Beach town limits.

Sales of new condos in the 30-unit building were previously handled by Douglas Elliman Real Estate, which began marketing them in early 2017.

The building was developed by New York-based DDG and billed as the first new beachfront condo built in the vicinity in a decade. It replaced the old Palm Beach Oceanfront Inn, recalled by many locals as “The Hawaiian,” in South Palm Beach.

Seven apartments were marketed by Corcoran in the multiple listing service this week, including two-bedroom units with dens as well as three-bedroom condos. The apartments range in size from 2,743 to 3,219 total square feet at prices between $1.78 million and $4.1 million.

The selection includes three penthouses with private rooftop terraces. 

Leading the Corcoran sales team is Kerry Warwick, who also was director of sales at the building during its early stages when she was affiliated with Douglas Elliman.

Joseph McMillan, CEO of DDG, said in a prepared statement that his company was happy to be working with Corcoran on the project.

“We have a long-standing history of successfully partnering with Corcoran in New York and are pleased to now extend that success to Palm Beach,” McMillan said.

The building was designed by project architect GarciaStromberg/GS4studios, design architect Kobi Karp Architecture and interior design firm Champalimaud.

Condos feature floor-to-ceiling glass windows with sliding doors opening onto private balconies. Some of the units directly front the beach, and all offer views of the ocean and Intracoastal Waterway.  

The building’s amenities include a fitness studio, a pet park, private beach access, private storage and a beachfront swimming pool and sun terrace. 

There’s also a “luxury lifestyle concierge” available to residents along with white-glove delivery and errand services. On-site fitness and spa services are affiliated with the nearby Eau Palm Beach Resort & Spa. Chauffeur and private-aviation partnerships can arrange “national and international door-to-door excursions” for residents, according to Corcoran’s statement announcing its affiliation with the condo.

Two more units at the building also were available this week in the MLS — priced at $5.35 million and $4.495 million — but they are resales represented by other agencies.
