La Gorce Residence

Kobi Karp Architecture and Interior Design, Inc. as Architects

La Gorce Island has always been known for its extraordinary homes, in a variety of architectural styles from Mediterranean Revival to Modern, each according to the vogue of its time. La Gorce Residence is the culmination of its neighboring contemporary mansions, as one of the largest and the most elaborate built on La Gorce Island.

The 11,000-square-foot residence is one of the 33 waterfront residences on the island, its elegant modern style fits perfectly within the Island’s aesthetics. La Gorce Residence is a specific response to a number of unique conditions; the site, the weather, the sun trajectory, the neighboring buildings, and sea-level rise, among others. The overall configuration of the project is generated by a slim elongated volume placed on the north side along the property line and a second more extensive transverse volume.

The site is narrow at the street access and opens generously to the waterfront, providing gracious views from the pool area. The two interlocking volumes delineate the interior and exterior spaces, separating the motor court from the outdoor lounge area. An innovative double-wall and canopy system absorbs heat and keeps indoor spaces cool; it is expressed on the front facade, which is carefully designed to achieve a beautiful and functional arrival space.

As you progress to the main entrance, on the right side of the motor court, appears to be a detached structure that holds a three-car garage on the first floor with an exterior spiral staircase that leads to the gym, spa, and eventually the master suite. There are water features and vegetation throughout the interiors; in the foyer, a shallow water feature over the main staircase, and a living green art-wall greets residents and guests. Upon entering, the stunning view of Biscayne Bay and the Miami skyline exhilarate your senses.

The continuity of spaces between the open floor plan and the exterior with wall-towall sliding glass door systems offer an unobstructed view to the bay from the different angles and areas of the house. The innovated glass wall systems resist hurricane forces and enable dramatic cantilevers. Interior features include a sophisticated chef’s kitchen, a wine room with space for over 2,000 bottles and entertaining areas.

For all the monumentally outside, the house is surprisingly intimate: carrying the private atmosphere of the interior to the exterior, the zero-edge infinity pool area boasts a generous sitting and dining space with an outdoor kitchen and detached guest pool house. Considering the high risks for sea-level rise in the Miami area, the outdoor lounge area and house were elevated 3 feet above sea level.

Deep overhangs and cantilevered terraces add to the sense of buoyancy, while ribbons of windows wrap around the entire property. At La Gorce Residence, the large openings tie spaces together with the view, inviting the outdoors in, the house, and its urban surroundings coexisted in harmony. It is an exemplary home of superior design, function, and timeless value, its modern architecture blends seamlessly with nature, creating a harmonious balance for its residents.
